Cancellations and refunds

We understand that plans can change. When you make a booking with us, that room is reserved exclusively for you for the full length of your stay. Our cancellation terms aim to be clear and fair, while also reflecting the practical time and cost involved in re-letting a room at short notice. Any deadlines quoted refer to UK time.

Cancellation requests must be sent by email. Please contact us and remember to quote your booking number.

The information on this page applies to bookings made directly with us. If you booked through a third-party website (such as an online travel agent), any payments, changes, cancellations or refunds must be handled directly with them, in accordance with their terms and conditions. Unfortunately, we’re unable to amend or refund reservations made via third-party platforms.

Stays of fewer than 8 weeks

If your booking is up to 55 nights long, then you have a free cancellation period.

If you cancel before:

3pm, 5 days before you're due to arrive

You'll be refunded:

All money paid for the booking

After this deadline, the booking becomes non-refundable.

Stays of 8 weeks or more

If your stay is 56 nights or more, there is still a cancellation period, but an administration fee will be deducted.

If you cancel before:

3pm, 6 weeks before you're due to arrive

You'll be refunded:

All money paid for the booking, minus £75

After this deadline, the booking becomes non-refundable.

If something changes after booking

If you don’t arrive

If you don't arrive by 11am the day after you were due to check in and we can't get hold of you, we may treat your booking as cancelled without a refund. Please just inform us if you'll be arriving later than planned.

If you leave early

If you check out earlier than planned, you remain liable for up to the next 28 nights from your revised departure date. Any remaining period of your stay beyond those 28 nights will be refunded, minus £75.

Instalment payments

If we agree to split your balance into instalments, this is offered as a courtesy and does not alter your overall liability for the full value of your stay. If your stay is shortened, any payments already made will be applied against the sums due under the 28-night notice period (see "If you leave early" above). Refunds (if any) will then be calculated strictly in accordance with those terms.
