To reserve a room, you pay the first four weeks upfront — no guarantor required, no security deposit. International students very welcome, and we're happy to answer questions from parents and students overseas before you commit.

Large halls can feel overwhelming or isolating. With us, the scale is deliberately small: 10 rooms, a mature and relaxed atmosphere, and neighbours you'll actually get to know. And every room is en-suite — no competing for bathrooms, no shared shower rotas.

We attract students who value balance — somewhere to focus and rest properly, not just somewhere to sleep between nights out. No guarantor is required, and international students are very welcome.

We're in St James, the neighbourhood of choice for Exeter students, and it's easy to see why. The main University of Exeter campus is a 15-minute walk. The city centre is 5 minutes on foot. Sidwell Street — packed with international grocers, cafés, and eateries — is right next door. Bus and rail connections are close by for everything further afield.

Every room has a desk and fast WiFi. Many include a kitchenette, and the fully equipped shared kitchen has everything for self-catering. On-site laundry is available, and luggage storage can be arranged so your bags aren't in the way.

Clear pricing, no surprises

We don't do hidden extras or security deposits, and no guarantor is required. The price you see covers everything — bills, cleaning, linen, and WiFi.

To reserve your room, you just pay the first 4 weeks of your stay upfront, which is deducted from the total cost. The remaining balance is then split into regular instalments.

Flexible start dates and free cancellation* up until 6 weeks before you arrive mean you can plan ahead with confidence, even if your travel or visa arrangements are still being finalised.

Frequently asked questions for students

We are happy to accommodate students for a single term of the whole academic year - or anything in between. That usually means between 16 and 42 weeks. We aim to be as flexible as you need to be. All bookings will have a confirmed check-in and check-out date.

Yes — flexible dates mean you can stay before or after the official term dates if you need to settle in, attend induction events, or simply get organised. Just let us know your preferred dates when you enquire.

If your university place is withdrawn due to results or visa issues, you can cancel your booking free of charge up to six weeks before your arrival date. A £75 administration fee applies to all refunds.

No. We do not require a UK-based guarantor. This applies to all students, including international students.

No. We do not require any security deposit.

Yes. For longer stays, the balance after your initial reservation payment can be split into monthly instalments. We will confirm a payment schedule when you book.

Very much so. We have hosted students from many countries and are happy to answer questions from both students and parents before you commit. We can communicate by email, phone, or WhatsApp.

Occasional overnight guests are permitted in rooms with double occupancy capacity, subject to our house rules and prior agreement. Please contact us to discuss your situation before booking.

Report it to us directly and we will arrange a fix as quickly as possible. Because we are small and independently run, maintenance issues are dealt with promptly — there is no helpdesk queue or ticketing system.

We offer on-street parking permits at a small daily charge. Spaces are available along our street but are non-reservable. Many students find they do not need a car given our central location and proximity to the University.
