Check-in and check-out

Check-in is from 3pm and check-out is by 11am. You can arrive as late as you like. We may be able to offer earlier check-in or later check-out upon request and for an additional charge.

We may be able to offer an earlier check-in for a small charge. If your room isn't ready, we can arrange luggage storage from 8am so you can head out and explore while we get everything ready. Please contact us at least 24 hours in advance.

Late check-out may be available upon request, subject to availability. Please get in touch at least 24 hours before your departure and we'll do our best to accommodate you.

For shorter stays, check-in is contactless. You'll receive your room number and 4-digit access code by email the day before arrival. The same code works on the front door and your room door — no waiting around, no reception desk.

Yes. We can usually arrange luggage storage before check-in or after check-out for collection later in the day. If you're staying for an extended period and would like to store empty cases, just let us know and we'll confirm what's possible.

For stays of 8 weeks or more, we greet every guest in person. We'll agree an arrival time with you in advance and be there to welcome you, help with luggage, and show you around.

The rooms

Yes. Every room has its own private en-suite shower room.

Studios include a fully equipped private kitchenette with hob, sink, and space to prepare meals. Rooms have a fridge, microwave, and kettle, making them better suited to lighter preparation. All guests can also use the shared ground-floor kitchen, which includes an oven and additional equipment.

Consider whether you'd like a private kitchenette, then your preference for floor level or room size. Services, including housekeeping, are consistent across all rooms. If you're unsure, get in touch and we'll help you find the best fit.

Yes, we're happy to arrange viewings. We can't enter rooms that are currently occupied, but we'll show you the facilities and available spaces so you can get a good feel for the property. Please contact us in advance to arrange a suitable time.

No. The house is a converted Victorian property, so upper floors are accessed by stairs only. We're happy to assist with luggage if needed — just let us know in advance.

Studios 1, 9, and 10 are on the ground floor and are our most accessible rooms. If you have specific accessibility requirements, please get in touch before booking and we'll do our best to accommodate you.

Your stay

Our minimum stay is usually three nights. Many guests stay for several weeks or longer, particularly when working, studying, or relocating to Exeter. There is no fixed maximum, but all bookings are for an agreed, defined period.

Yes. All rooms are fully furnished and set up for stays of a few nights, several weeks, or longer. For stays of 8 weeks or more, fixed rates from £255 per week apply.

No. You will normally remain in the same room for the duration of your stay. In the unlikely event a move is required, we would always discuss this with you in advance.

Daytime visitors are welcome. We're not suitable for hosting large gatherings. Overnight visitors must not exceed the maximum occupancy of your room and may affect the rate you pay — full details are outlined in your booking terms.

Yes. The house is on a quiet residential street with quiet hours between 10pm and 8am. If you do experience any disturbance, our team is on hand to help.

The heating is centrally managed and operates during the colder months. Each room has its own radiator with an individual control dial, allowing you to adjust the temperature to your preference.

Yes — fast, reliable Wi-Fi is included in the price and available throughout the property. You'll find the network details in the welcome guide in your room.

Smoking and vaping are not permitted anywhere inside the property. A designated outdoor area is available.

We're unable to accommodate pets at Melbury.

Housekeeping

Housekeeping is either weekly or monthly, depending on the length of your stay — this will be confirmed at the time of booking. For stays of 7 nights or fewer, your room is not serviced during your stay.

For stays longer than 7 nights, linen and towels are changed weekly. If your stay isn't a whole number of weeks, the change will take place halfway through — for example, after the 5th night of a 10-night stay.

No. Housekeeping visits are carried out using a master access code. You'll be given advance notice of your scheduled service day so you can plan accordingly.

Yes — additional housekeeping visits can be arranged on request for an extra charge. Just get in touch and we'll confirm availability and pricing.

Pricing and extras

No. The price confirmed at booking includes bed linen, towels, housekeeping, Wi-Fi, and all utilities. The only chargeable facility is the coin-operated self-service laundry. Any optional extras — such as parking or additional housekeeping — are charged only if requested.

We offer on-street parking permits at a small daily charge. Spaces are available along our street but are non-reservable. Many students find they do not need a car given our central location and proximity to the University.

Yes. All utilities — electricity, heating, water, and Wi-Fi — are included in the price. There are no separate bills to worry about.

A booking deposit is required to secure your reservation — this is deducted from your total and is not an extra charge. For stays of 8 weeks or more, the remaining balance is paid in monthly instalments. For shorter stays, full payment is typically required ahead of arrival.

No. We do not require any security deposit.

Yes. Stays of between 7 and 27 nights receive an automatic discount of 10%, whilst bookings of 4 to 7 weeks get 20% off. Stays of 8 weeks or more are priced on fixed weekly rates, which represent our best value. See our prices and offers page for full details.

No. We do not require a UK-based guarantor. This applies to all students, including international students.

Yes. We can provide a VAT invoice upon request — useful if you're staying for work and need to reclaim costs through your employer.

Location and getting here

We're at 4 Queen's Crescent, Exeter, EX4 6AY — in the St James area, about a 5-minute walk from Exeter city centre and close to the University of Exeter.

Exeter Central and Exeter St Davids railway stations are both within walking distance. Several bus routes serve the St James area. We're happy to share more specific directions when you book, or see our Getting Around page.

The main Streatham Campus is approximately a 15-minute walk. The St Luke's Campus is also within easy reach.

Support and contact

Whatever you need, simply get in touch with us via phone, email, or WhatsApp. We aim to respond quickly and efficiently to any issue. Emergency assistance is available 24/7.

For life-threatening emergencies, always call 999 first. For property-related emergencies — such as a maintenance issue or security concern — contact us immediately via phone or WhatsApp and we'll respond as a priority.

Report it to us directly and we will arrange a fix as quickly as possible. Because we are small and independently run, maintenance issues are dealt with promptly — there is no helpdesk queue or ticketing system.

Students

We are happy to accommodate students for a single term of the whole academic year - or anything in between. That usually means between 16 and 42 weeks. We aim to be as flexible as you need to be. All bookings will have a confirmed check-in and check-out date.

Yes — flexible dates mean you can stay before or after the official term dates if you need to settle in, attend induction events, or simply get organised. Just let us know your preferred dates when you enquire.

If your university place is withdrawn due to results or visa issues, you can cancel your booking free of charge up to six weeks before your arrival date. A £75 administration fee applies to all refunds.

No. We do not require a UK-based guarantor. This applies to all students, including international students.

No. We do not require any security deposit.

Yes. For longer stays, the balance after your initial reservation payment can be split into monthly instalments. We will confirm a payment schedule when you book.

Very much so. We have hosted students from many countries and are happy to answer questions from both students and parents before you commit. We can communicate by email, phone, or WhatsApp.

Occasional overnight guests are permitted in rooms with double occupancy capacity, subject to our house rules and prior agreement. Please contact us to discuss your situation before booking.
